If you are preparing to sell a property in Italy, you will almost certainly come across the term APE, short for Attestato di Prestazione Energetica (Energy Performance Certificate).
Although it is one of the key documents required during a sale, many owners are unsure about what it actually is, when it is needed and how the process works.
What is an APE?
The APE is a document that measures the energy performance of a property and assigns it an energy rating ranging from G, the lowest class, to A4, the highest.
Its purpose is to provide buyers with a clearer understanding of how energy-efficient a property is and to offer an indication of its expected energy consumption.
Who can Issue an APE?
The certificate must be prepared by a qualified and independent technician who has not been involved in the design, construction or renovation of the property: an architect, engineer or another certified professional authorised to carry out energy assessments, ensuring an impartial and objective evaluation.
The technician analyses a range of elements that influence the property’s performance, including insulation, construction materials, windows, heating systems and other technical characteristics of the building.
Is an APE mandatory when selling a property?
An APE is generally required when a property is offered for sale. The certificate must be made available as part of the sales process and provided to the buyer.
Importantly, the APE should be obtained before the property is publicly marketed. This is not simply a matter of efficiency: Italian regulations require the energy performance information to be available from the very beginning of the sales process, regardless of whether the property is advertised online, through printed materials or by other means, otherwise the seller could bump into fines.
For this reason, obtaining an APE should be considered one of the first steps when preparing a property for sale. Doing so helps ensure compliance with the regulations while avoiding potential penalties, delays and unnecessary complications during the transaction.
How long does It take and how much does it cost?
The time required to obtain an APE is generally relatively short. For most residential properties, the process can often be completed within 2 to 7 working days, although more complex properties or incomplete documentation may extend the timeframe.
The cost of an APE varies according to several factors, including the size of the property, the complexity of its systems, regional costs, or even missing documents. As a general indication, a standard apartment may cost a few hundred euros, but larger homes, historic properties or buildings with more complex technical characteristics may require a higher investment.
It is also worth noting that the certificate must be based on a physical inspection of the property. During the assessment, the technician will review elements such as construction materials, insulation, windows and heating systems, while also examining the available documentation relating to the building.
For this reason, having plans and technical documents readily available can help streamline the process. If documentation is missing or additional surveys are required, both costs and timelines may increase.
As with most professional services, obtaining more than one quotation can be a useful way to compare both pricing and the scope of the service being offered.
How long is an APE valid for?
Once issued, an APE is generally valid for 10 years.
However, if significant works are carried out that affect the property’s energy performance, a new certificate may be required before that period expires.
Why is professional guidance important?
The APE may be a relatively straightforward document, but it forms part of a much wider set of technical and legal documentation required when selling a property in Italy.
Understanding which documents are needed, coordinating with the appropriate professionals and ensuring everything is prepared correctly from the outset can help avoid unnecessary delays and make the sales process significantly smoother.
For many sellers, particularly those managing historic or rural properties or those who live far from where the property they sell is located, having experienced guidance throughout the process provides valuable peace of mind and helps ensure that no important detail is overlooked.
