The Main Villa
The main villa develops over 3 floors:
The grand entrance hall with Corinthian columns acts as a watershed between the living area, consisting of a double living room and kitchen and the access area to the upper floor.
On the same floor, there’s a big room, which may be arranged as a luminous studio. Also a guest bathroom is located on this floor, as well as 2 big storage rooms, accessible also from the garden.
With access from the garden, there’s a lovely, small chapel (about 52 sq.m.), still consecrated. Having a private chapel was typical in large noble villas, as it allowed aristocrats to celebrate private religious ceremonies, without having to move from home and celebrate privately with the family.
The stone staircase leads up to the first floor: you land onto a beautiful and very spacious living room, decorated with stuccos and with a lovely small balcony overlooking the garden and a kind of small amphitheater with cherubs.
This central room is connected, on both sides, to the 3 bedrooms. One is a master bedroom, a proper suite with sleeping room, sitting room and en-suite bathroom. On the opposite side there is another suite composed of bedroom, sitting room/studio and bathroom and a double bedroom with en-suite bathroom.
All the rooms are enriched by wonderful frescoes that have been all or partly recovered with a meticulous restoration work.
From the sitting room on the ground floor, a staircase leads down to the grotto, which is a perfect cellar to store your collection of wines, thanks to its ideal temperature.
The villa boasts excellent finishes in the many rooms, with sinuous decorations and frescoes.
Floors are paved with white stone, thus making the environment very bright and light, thanks also to the numerous windows that run all around the building. Both floors of the villa were fully restored in 2000 with the installation of modern comforts, a total remake of the roof, bathroom fixtures, systems and general redecoration of the façade and the interiors.

A small independent apartment on 2 floors is embedded in the main building: it is fully restored, with independent access and may be used as a dependance for guests or as the guardian’s house with sitting room, kitchen, 2 bedrooms and a bathroom.
Attached to the main building, there’s another independent area (about 240 sq.m), built with bricks, which needs full restoration. Currently used as a storage for all gardening tools, it may be completely restored and turned into another accommodation for guests, the in-laws or a studio.
A detached outbuilding, that needs some redecoration, may be converted into a club house for the pool, with bathroom, changing room and summer kitchen.
An outbuilding, placed outside the edge of garden, on the agricultural plot, is a useful storage for tools.
The villa is surrounded by a mature garden – around 2.500 sq.m. – in addition to almost 5,6 ha of agricultural land, which cover the whole hill where the villa is situated. The agricultural land is mainly composed of fruit trees, century age olive trees and wood.
A small wrought iron gazebo on the south side, now completely covered with climbing plants, provides a shaded area and a fairytale atmosphere. A sort of small amphitheater with cherubs in the northern area of the garden, takes you back to the architectural tradition of Renaissance gardens.
Exposed to the west, there’s a big flat area, excellent to build a panoramic pool and place a gazebo to get some shade. This outdoor space is perfect to meet friends and grants an excellent background to relax in the pleasant climate of Le Marche.
From the garden, you can enjoy views over the countryside of Le Marche and – during clear days – you can see the Adriatic Sea.
On a lower level, a gravel driveway leads to a parking area for up to 30 cars.
The location of this historic villa is extremely convenient: basic services are all available in the immediate vicinity, Pesaro, with its shops, cinemas, theaters, schools and restaurants is less than 15 kms away, as well as the coast, if you’d like to enjoy a day by the beach.
Other cities in Marche are generally reached in a 20-30 minutes’ drive, like Fano, Cattolica, Urbino, etc
