Stunning Restored White-Stone Farmhouse near Arcevia, Le Marche

Located in the countryside of Arcevia, Le Marche, this delightful country house exudes an easy charm. This large property includes a main house and a guest annex, both of which have been renovated and restored using beautiful materials and exquisite craftsmanship.

The Farmhouse

The main house is about 487 sq.m., currently divided into two independent apartments, that you can possibly re-join into a single home.

The current owners made a full renovation of the property in 2014: with a clear architectural vision, they retained the house’s historic charm and added beautiful modern features using local, traditional materials such as handmade cotto tiles and wooden beams for the ceilings. The central part of the building is painted a creamy white and sits between two taller ends of local stone.

Ground Floor:

Once the original stables, the main kitchen retains many of its historic features, including the multi-arched ceiling, thick stone walls and high-set rectangular windows. The rustic cotto floor and fireplace are balanced by a sleek, modern white island that forms the centrepiece of the space. It is large enough to accommodate a dining area and a comfortable sitting corner, with doors opening onto the garden at either end.

In the guest wing, a second kitchen with sitting area echoes this design, equally well equipped and with space for dining. A door leads directly to the terrace, perfect for al fresco meals.

Still on this floor, you can find a bedroom, a TV room, a storage room and a comfortable laundry room.

First Floor:

The first floor accommodates the sleeping area. Each of the seven double en-suite bedrooms is traditionally decorated with simple white-washed walls, cotto tiles and wooden beams. The main bedroom has a door to a Juliet balcony and wooden stairs up to a loft room that is currently used for yoga.

All bedrooms are en-suite. The main bathroom has a free-standing bathtub as well as a shower. There is one further bath while the others are all with showers.

On this floor there are a study and a sitting room: the massive beams are original to the house and it would be easy to add an open fireplace or a wood-burning stove.

The property is connected to mains water and while there is a well, there is currently no pump, which could be installed. LPG is serving heating and hot water.

The Annex

Detached from the main house there is an agricultural building of 113 sq.m., formerly a barn, to be renovated: here there is room for more living space, storage space and/or a garage.

The Garden

Approached by an avenue of trees, the house offers peaceful views in every direction over the olive groves and wooded hills of the Marche countryside.

The relatively flat garden is surrounded by mature trees, including a magnificent oak that provides shade in the summer and a perfect spot for an outside dining table. A 12m x 4m pool with grey liner, roman steps and paved terrace guarantees beautiful views – you can glimpse a hilltop village in either direction. 

Steps lead from the house up to the lovely garden: it measures about 9.174 sq.m. and is relatively flat, spotted with mature trees. From the garden you can enjoy stunning views over the woodland with a glimpse of a hilltop village in both directions.

The property has access to the stream below the house although currently there’s no easy way to get to it.

The Location

The property is just a 5 minutes drive from Arcevia, the nearest town with all services and one of the prettiest in the region, as well as 30-50 minutes from some of the best beaches along the Adriatic coast.

Close by you can visit tiny and lovely Piticchio, as well as other beautiful medieval towns like Serra de’ Conti and Castello di Loretello.

If you are a nature lover, then you can either reach Gola della Rossa Nature Park or Monte San Vicino, where you can go hiking and mountain biking To the opposite side, the Conero Riviera will enchant you with its beautiful cliff beaches.
