Developed on a total area of about 850 sq.m. and surrounded by a 3.000 sq.m. land, the building was developed during the centuries, according to the needs of the noble owners, who came in succession over the years to enjoy this amazing property.
Originally, there was only the old stone-built tower, which dates back to year 1066 or maybe earlier. Later on, during the 13th century, the noble villa was built bordering the tower: in the entrance of the villa, you can still see the original stones of the tower, used as a wall to develop the rest of the house. Many noble families lived here; just to quote some of them we remind the Rondinelli, Frescobaldi and Torrigiani families. They all left their marks in the house, making it more and more precious thanks to the cotto floorings, coffered ceilings and original decorations, that can still be admired all around the villa.
The entrance to the noble villa is via an old wood door, leading to a grand hall, that will connect to the main areas of the house: on the right you access a big room, characterized by an original flooring made of large wood planks. If you close your eyes and concentrate, you can still smell the good scent of wood coming out. This was probably the dining room at the time, directly connected to the spacious reception room, also characterized by the same wood flooring, original coffered ceiling, an original big fireplace and wall decorations dating back to the beginning of the 1900s. We can imagine that at the time, this big room was also used as a ballroom, where guests enjoyed their time at the villa dancing all day with their large gowns and morning dresses.
On the opposite side of the house, in order not to disturb the elegant guests, a kitchen with big fireplace was built and used not only to warm up the house but mainly to cook food to be served to the owners and guests.
On the same floor, there is also a bathroom.
The Villa is also connected to the basement, where you can find the old cellars, which could be used to store your collection of precious wines or to create a fully private area to practice your hobbies, read, find inspiration or just relax far from everything.
The staircase leading to the first floor is made of original pietra serena and cotto tiles, whose small cracks make the atmosphere even more peculiar and gives a stronger sense of history.
On the first floor, there are 2 bedrooms with ensuite bathrooms, fully restored. There are also 3 more bedrooms, all featuring a mezzanine and with ensuite bathrooms.
From the villa, you can directly access the old tower from the 11th century, where you can find a beautiful and spacious bedroom, characterized by original cotto tiles and coffered ceiling, from whose window, you can admire beautiful panoramas over the surrounding countryside.
On the same floor there is also an additional bedroom and a bathroom.
The whole floor needs renovating.
It is an attic, where you can store all the things that you don’t use daily.
The Second Tower
On the opposite side, you can notice a symmetrical tower, that was built at a later time and used as the house of the guardian, who took care of the noble villa.
On the ground floor, the spacious dining room with antique fireplace was probably the place where the guardian used to spend most of his time. This room is now fully restored and a bathroom has been built to meet modern needs.
The pietra serena staircase, leads to the 3 upper floors, where you can find 4 bedrooms, 3 bathrooms and a small studio on top of the tower. All the bedrooms have been fully restored with taste, choosing wood floorings and retaining some of the old wood beams for the ceilings.
Here is a home that needs to be experienced to be fully appreciated because history can’t be explained, it can be only acknowledged.
Important to notice that the villa is currently divided into 2 units, but it could be easily divided into 3 independent units.
The Villa and the Tower are surrounded by a 3.000 sq.m. land, where you can sit and relax in the shade of the big tree in front of the house.
The current owners have just built a beautiful swimming pool, where you can enjoy the beautiful panorama of the Mugello area, while swimming or sitting in the solarium area.
The property is placed in an old medieval village, that centuries ago developed around the noble house. The location is Mugello, North Florence, mainly known for its famous race track but also for its history and views: the Mugello landscape is characterized by a wide belt of mountains and hills that slope down to a lowland close to river Sieve.
The village where the property is set is small and extremely quiet, since it is fully residential, so there is no traffic at all along the road passing by, because only people living in the village or a couple of farmers drive that way.
The neighbours are mainly people from abroad, who have bought a house there as a quiet retreat for the summer, so you can be sure that the village is basically silent and peaceful.
The connection to services is very easy, since the first town with all services and restaurants is less than 2 km away and from there it’s very easy to reach all the main connections, thanks to the proximity to the A1 motorway connecting to Florence, which is 12 km from the property.
The main reason why people have bought this house so far, is the scent of history “coming out” from each wall and floor of the house. The charm spread by this amazing property is incomparable.
But sometimes, historical importance and beauty may not be enough, so here is another reason, that makes this property the right one for the right investor: thanks to its location and number of bedrooms, it is the perfect property to be rented out to tourists as a B&B, as a holiday Villa or as a charming Boutique Hotel, once all the rooms will be restored.
The location is extremely strategic, because the International Airport of Florence can be reached in just 30 minutes by car, something that always attracts tourists; Florence itself and its city centre is also half an hour away.
The Mugello area is nowadays very famous for 2 attractions mainly: the race track and the Designer Outlet. They both attract thousands people from all over the world all year around, guaranteeing you a continuous turnover of guests. If you wish to attract a high-end kind of tourists and make the villa an exclusive and luxury retreat for your guests, don’t forget that an International Golf Club is placed less than 10 km from the property, as well as several castles.
